East Bay Design Construction Documents
Construction Documents are just one part of what East Bay Design does for the future homeowner, these documents are the end result of the design process. The most important part of what we do is listen to you & give you what you want in a home design.
If you want East Bay Design to be your advocate all the way through the construction process we can do that. If you want just a basic set of construction documents just enough to get permits, we can provide those too.
East Bay Design Floor Plans
Floor Plans are the primary tool and develop over the course of the design process. We begin by taking your ideas, concepts and arrive with a preliminary design for you to consider.
These early documents are on 11" x 17" paper @ 1/8" scale and can be printed or emailed. Emailed documents are pdf files (Adobe Acrobat Reader) or occasionally jpg's which can easily be viewed on your computer and printed on your printer or at a local printing service such as Kinko's. Once the floor plan nears it's final version, basic elevations are generated, with early emphasis on the overall mass of your home
progressing toward more detailed views showing doors, window types and exterior treatments. A 3D view of the exterior is developed at this time to assist you in visualizing your home.
Once the exterior of the home has been somewhat finalized, we move inside and begin developing floor space, rooms and generating lots of interior 3D images to get a real 'feel' for your new home. Dialing your preferences is the objective now in order to produce a complete Construction Document. Cabinet elevations, electrical Plan and room, door, and window schedules make the architectural part of the documents rather complete.
Now you can rest assured your new home is to your exact specifications, while East Bay Design adds the finishing touches to the Construction Documents. The finishing touches are roof plan, eave details, floor framing plans, cross-sections, structural requirements, architectural seals, engineering seals, and whatever is required by your local permitting agency to issue the permit to build your new home.
